HH Property Consultancy was founded in 2023 by Sarah Kemp as a response to a simple recognition that buildings are unique and require tailored asset management to create maximum value. HH Property works with building owners to enable asset re-positioning through skilful project consultancy.
Sarah is a Chartered Surveyor with over 20 years' experience managing commercial real estate for institutional funds, private capital and offshore trusts. She founded HH Property Consultancy in 2023 to work directly with building owners who need hands-on asset management rather than another layer of advisory.
She began her career at ING Real Estate Investment Management, qualifying as a Chartered Surveyor in 2004, before moving to Grosvenor Fund Management where she managed retail and office portfolios across London and the UK. She spent nine years as a Consultant at TMCT Associates, advising private clients, family trusts and corporate occupiers on asset strategy, development and repositioning.
Sarah has managed assets in excess of £200m and has deep operational experience across refurbishment delivery, leasing, landlord and tenant transactions, planning consent, change of use, rating strategy, cost control and performance optimisation. She understands how offshore trust structures work; the governance requirements, the reporting expectations, and the practical challenge of managing UK assets from Jersey or Guernsey.
Her approach is deliberately focused. She doesn't manage large portfolios or chase volume. Instead, she works with a small number of clients who own underperforming buildings, typically £15-50m assets that need repositioning, and takes full ownership of delivery so trustees can report results instead of managing problems.
Her first independent project was for a Jersey trust: a 42,000 sq ft office building in Central London that had effectively collapsed under the previous team. She stood down the incumbent advisors, rebuilt the strategy from scratch, and repositioned the asset to match post-Covid occupier demand. Within two years the building was 60% let at rents above market, and the value had shifted from around £15m to £37m.
